Financial experts say this is not because they lack money, but because it is a smart financial strategy.
Most billionaires do not keep the majority of their wealth in cash. Instead, their fortunes are tied up in company shares, investments, and other assets. Paying cash for an expensive property would require selling investments or locking up a large amount of capital that could otherwise generate higher returns.
Another key reason is taxation. Selling appreciated stocks to purchase a home may trigger significant capital gains taxes. By taking out a mortgage, billionaires can avoid selling their investments and defer those tax obligations.
Experts also point out that wealthy individuals often qualify for very low mortgage interest rates. If their investments are expected to earn returns that exceed the cost of borrowing, it makes better financial sense to keep their money invested while financing the property through a mortgage.
For billionaires, debt is not a sign of financial hardship. Instead, it is a strategic financial tool used to preserve liquidity, maximize investment returns, maintain flexibility, and manage taxes more efficiently.
